Disclosure of Pecuniary Interest

The Chair convened the special meeting of Heritage Markham at 4:05 p.m.  No one indicated a disclosure of interest with respect to items on the agenda.

 

1.         APPROVAL OF AGENDA

 

            HERITAGE MARKHAM RECOMMENDS

 

            That the Heritage Markham agenda for August 26, 2005 be approved.

2.         43 ALBERT STREET, MARKHAM VILLAGE

            SITE PLAN APPLICATION

            COMMITTEE OF ADJUSTMENT APPLICATION

Russ Gregory, Designer, was in attendance representing the applicants.  The Committee reviewed a revised proposal for a new single detached dwelling would require three variances.  The proposed variances are:

 

-            a minimum front yard setback of 19.7 feet whereas the by-law requires 25 feet

-            a minimum flankage yard of 4.6 feet whereas the by-law requires a minimum of 10 feet

-            a maximum depth of 25.3 metres whereas the by-law permits a maximum building depth of 16.8 metres.

 

The Architectural Review Sub-Committee had no objection to the proposed variances subject to design of the dwelling being revised to comply with the height provisions of the zoning by-law. 

 

Mr. Gregory indicated that the reduced front yard setback would allow the front of the new house to be placed in the same location as the existing house and that the reduced flankage yard would allow the preservation of vegetation on the south boundary.

 

The Committee confirmed that the drawings had been revised to lower the height of the dwelling.  The Committee also discussed the possibility of separating the attached garage to lessen the massing of the dwelling.  It was indicated that the garage was on a side street and that it gave the appearance of a separate unit attached to the main house by a one storey component of the dwelling.  Committee requested that the north door of the dwelling be revised to eliminate the one sidelight feature.

 

HERITAGE MARKHAM RECOMMENDS:

 

THAT Heritage Markham supports the proposed conceptual design for the new dwelling at 43 Albert Street subject to:

-            the design being revised to comply with the height provisions of the by-law; and

-            a site plan application coming back to Heritage Markham for review and comment.

 

AND THAT Heritage Markham had no objection to the requested variances for a reduced front yard setback, a reduced flankage yard and an increase in the maximum building depth provision.
